Common roof leaks
1. Chimney flashing is the number 1 roof leak that EAS Roofing runs into. In most cases the chimney flashing was not replaced during the last roof install, which leads to the caulking failing. This is usually a very simple repair that takes a skilled tech 30 mins. However there are occasions were the chimney flashing was just completly installed incorrect and EAS Roofing has to remove shingles and the flashing. This repair can take hours to make right and we usually will have 2 techs on site.

2. Pipe flashings are also a very common roof leak and a close second. EAS Roofing will completly replace the pipe flashing so you will not have this issue again. Most companies will just simply apply caulking to the area and "buy you time". This however is not a perment repair and should only be used if you have plans on replacing your roof soon. The UV destroy they rubber on the pipe flashing, which usually takes 20 plus years to occur.

3. Skylights, or a big hole in your roof. All joking aside skylights are a great way to bring light into a house, however it is number 3 on most common roof leak. In most cases it is NOT the way these are installed but rather the factory seal failing over the years of UV rays. There are occasions whenever the workmanship has failed but this should be present withing the first year after the install. This repair usually conducts resealing the factory seal with a clear caulking. It is important that the glass is cleaned and dryed before doing so. If it turns out to be a workmanship error this repair can take hours to make right. EAS Roofing would have to completly remove the skylight and flashing and replace with a new unit.

4. Nail "pops" are nails that have not been installed correctly. Weather they are on an angle or just not driven in all the way. Over the years of expansion and contraction from the weather changing the nails can work there way out little by little. Also if the installer didn't catch "good wood" the nail can back its way out. This again is a simple repair and can take a skilled tech mins. to fix but can really cause issues.

5. Ridge vent comes in at number five. The newer ridge vent that we use you will not have these issues with, but the poor design of metal ridge vent is a thing of the past. Unfortuntaly we are still dealing with the issues on houses that have these. Again this is a very simple repair and usually will take a tech an hour or so to repair. The nails that are used to secure the ridge vent to the roof are located were water has the chance to sit and the nails are all exposed. Now the nails are sealed with a roof cement or caulking, but the UV rays will break down over time.
